We take a proactive approach to property care by performing scheduled inspections throughout the year — keeping your home safe, compliant, and well-maintained.

Before any tenant moves in, we conduct a comprehensive move-in inspection. This includes documenting the condition of every room, appliance, and fixture with high-resolution photos and written notes to create a clear record of the property’s baseline condition.

We perform regular, mid-lease inspections to ensure tenants are properly maintaining the property and no hidden issues (like leaks, mold, or damage) go unnoticed. If we spot any concerns, we address them immediately — protecting both your property and your relationship with the tenant.

How often do you conduct inspections?

We typically perform inspections every 4–6 months, depending on the property type and lease terms. We also do inspections before move-in, after move-out, and whenever maintenance concerns arise. This ensures your property is consistently monitored throughout the year.

Do tenants need to be present during inspections?

It’s not required, but tenants are notified in advance and can choose to be present if they prefer. We always provide proper notice (as required by California law) before entering the property to respect tenant privacy and maintain compliance.

What do you look for during an inspection?

We inspect every major system and surface — plumbing, electrical, flooring, appliances, and overall cleanliness. We also look for signs of leaks, mold, unauthorized pets, or unapproved occupants to make sure your property stays in top condition.

What happens if you find damage or lease violations?

If we discover any damage or lease violations (like smoking indoors or unauthorized pets), we document everything with photos and contact the tenant to resolve the issue immediately. Serious violations are handled through our legal compliance process if necessary.

Do I receive a copy of the inspection report?

Yes, absolutely. After every inspection, we upload a detailed report with timestamped photos to your online owner portal. You’ll see exactly what we saw — so there are no surprises when it comes to your property’s condition.
