How long does it usually take to find a tenant?

Can I choose my own tenant?
To remain fully compliant with California Fair Housing laws, our leasing team handles all tenant approvals using standardized criteria. We welcome your input on preferences, but final decisions must follow our documented screening standards.
What do I need to do before listing my property?
We recommend having your property professionally cleaned, ensuring all systems are functional, smoke and CO detectors are installed, and landscaping is well maintained. We’ll provide a simple make-ready checklist specific to your home.
Do you offer self-guided or in-person showings?
We offer in-person and virtual showings. For the security of your property, we do not offer self-guided tours. A company representative will always accompany prospective renters when viewing the property.
Can you help me set the rent price?
Yes. We perform a detailed market analysis based on comparable rentals in Oceanside, Vista, Carlsbad, San Marcos, Escondido, and the broader San Diego area to determine the optimal rate for your home.
Do you offer tenant placement only, or do I have to use full management?
We can provide tenant placement as a stand-alone service or bundle it with full-service property management, depending on your needs. Many owners start with placement-only and later choose full management once they see the benefits of having everything handled by one team.
What happens if the tenant you place breaks the lease early?
Our goal is always long-term, stable placements. If a tenant we place breaks the lease early, we’ll review the situation with you and follow the terms of your lease agreement. In many cases, we help coordinate remarketing and re-leasing the property quickly to minimize downtime.
